01

A conversation

Tell us the address, how it is occupied, and what you want handled. No retainer for the first meeting.

02

A walk-through

We see the building before we quote. Rent, condition, and the local rules are not guessed from a listing photo.

03

A written scope

Leasing, maintenance, accounting, and reporting, spelled out. Fee follows the building, not a published percentage that ignores it.

What we take

  • Leasing and renewals
  • Maintenance and capital planning
  • Rent, payables, and monthly statements
  • Resident communication
  • Sale of the building when you are ready

Terms of engagement

  • No occupancy guarantee is offered in advance
  • Rent opinions follow an inspection of the property
  • Assignments are limited to Maryland, Virginia, and the District
  • The work is handled locally, from Bethesda

Start

Tell us about the property.

Address, roughly how many residences or how much area, and whether you want management, a sale, or both.

Which buildings do you take?

Apartment houses, small mixed-use buildings, retail rows, modest office, and the occasional single house. We work in the District of Columbia, suburban Maryland, and Northern Virginia. We do not take scattered condominiums across the country.

What does management cost?

It depends on the building: size, age of the systems, and whether it is occupied. We quote after the walk-through. We do not publish a rate that ignores the property.

Can you also sell it?

Yes. Brokerage sits with management. If you want a sale, we say so in the scope. We represent buildings we know, including ones we already manage.
